Proposals for the redevelopment of land at

1-3 STATION ROAD AND 205-207 CAMBRIDGE STREET, ST. NEOTS, PE19 1QH

Lawrence Land is pleased to outline its proposals for a new care home on land at Cambridge Street in St. Neots.

Our proposal will provide high-quality care accommodation with 80 en-suite bedrooms offering specialist support and care for the frail elderly including the provision of dementia services. The scheme also includes spacious communal and amenity spaces, landscaped areas and sensory gardens and a total of 28 on-site car parking spaces,including disabled parking and dedicated spaces for ambulances, minibuses and deliveries.

This is an excellent site for a new care home. It within an urban area, adjacent to existing housing and the proposal will complement the mix of uses in the area. There is also very limited existing provision within the locality.

In addition, our purchase of the land will allow the existing owners (Lely Ltd) to further invest into their existing business premises in the Station Road Industrial Estate. Lely will be submitting a separate planning application for a new training centre in parallel with our own submission.

Design approach

Our architects have designed a bespoke scheme which has progressed in consultation with the Council’s planning and design officers. The proposed development:

  • Reflects the residential nature of the surrounding area.
  • Includes a mix of two and three storeys, with the taller element reinforcing the corner of the site and with the scale reducing to the sides and rear.
  • Includes design features and materials in-keeping with the traditional character of St Neots and with recent new build developments.
  • Protects the amenity of adjoining and prospective residents in terms of privacy, daylight, sunlight and sense of enclosure.
  • Sets the building within new landscaping and allows for the retention of existing trees.

Highways

The proposed care home is a low traffic generator and will result in fewer daily movements than the former use of the site. Due to the timing of staff changeovers there will be no significant increase in vehicle movements at peak times. Access into the site will be retained as existing.

Care home residents will not own cars and provision is only required for staff and visitors. The number of spaces provided meets the Council’s standards and we propose to adopt a travel plan to promote sustainable alternatives to the car.
